A note on why Kerb exists

You pay into a house for twenty-five years. The day you sell it, several hands come out: the solicitor, the searches, the removals. One of them is not like the others.

An estate agent charges a percentage. A £600,000 house takes the same photos, the same description and the same phone calls as a £300,000 one, and costs twice as much to sell. The work is fixed. The fee isn’t.

So we built the work. Fair questions

Can I sell my home without an estate agent?
Yes. Nothing in England or Wales requires you to use one. What an agent does carry is a set of duties: checking buyers, disclosing material information, putting offers in writing. Kerb builds those into the app as steps you can’t skip.
How is the valuation worked out?
From sales that actually completed near you in the last 36 months, from HM Land Registry, with floor areas from the EPC register so price per square foot is real. You see every comparable, its distance and its date. It’s an estimate from public records, not a RICS valuation.
Who answers when a buyer rings?
Kerb’s automated assistant. It says so at the start of every call. It can only read your listing’s facts, check your viewing times, book a viewing, record an offer, or pass the buyer to you. When it doesn’t know something, it tells the buyer and asks you, and your answer is added to the record for next time.
Do I have to do the viewings?
Yes. Kerb doesn’t send someone round. It books viewings only into the windows you set, thirty minutes each with fifteen clear between, and only for buyers who have verified their mobile.
Can Kerb let my property?
Not yet. Lettings are next, built on the same system as selling: tenants found and referenced, deposits protected in a custodial scheme, and every legal certificate tracked with its deadline. Join the lettings waitlist and we’ll tell you when it opens.
What does it cost?
